PROPERTY EVICTION: Rights of a Tenant

Image
Relationships are the bane of human existence; they are what sustains us, keeps us going and makes us alive. Whether we want to or not, our very nature is woven to rely on relationships and in the course of our lives, one of the relationships we will have is the landlord-tenant one. Unfortunately, this relationship is one of the most controversial relationships in life. It s filled with issues, conflicts and disputes and are often not amicable resolved even where attempts are made to resolve them. The sensitization of people to the fact that the law can be used to deal with a lot of the problems characterized in this relationship has however turned things around. Especially the mediation approach where a win:win situation is usually the objective.

Once upon a time, a landlord could wake up one day and decide he wants the tenant out of his house; perhaps out of spite, perhaps because he needs the property urgently, perhaps because he has a better offer. Whatever the reaso…

COOPERATIVE SOCIETY BYE LAWS, PRINCIPLES AND PRACTICES

This article is on cooperative society bye laws, principles and practices, let’s get started.
According to The International Cooperative Alliance (I.C.A), a cooperative can be defined as an independent, self-sufficient association of people who come together willingly to meet their economic, social, and cultural needs and desires through a mutually owned and democratically controlled enterprise.

As such, it can be inferred from the foregoing definition that cooperatives are generally the same all over the world even though their day-to-day operations may differ from place-to-place in response to the peculiarities of their environment and culture.

Hence, Cooperatives are legal entities that have a range of social characteristics and are dedicated to the values of openness, social responsibility and caring for others. Membership is open which means that anyone who satisfies certain non-discriminatory conditions may join.

They also proffer economic benefits which are distributed proportiona…

Title Deed in Real Estate Investment

Image
A deed, as defined in the dictionary is a signed document pertaining to the ownership or legal rights of landed property. Ownership, legal, rights, property, signed are some of the keywords that stand out here.
Like in all other aspects of investment, in real estate business, the seller and buyer must come together, negotiate and either seal a deal successfully or bail out. This is the first step you must take.

What shows you are a landlord or that you have interest in a piece of land are the documents you have on it. These papers could have been obtained from various government and private agencies like the land bureau, ministry of housing, local, state and federal government agencies, among others

You will agree with me that for you to obtain genuine papers you must follow procedures laid down by the government, real estate firms, professional bodies and all the stakeholders involved. Otherwise, you may end up with a fake title or one with one form of defect or the other.Documents ev…

Certificate of Occupancy: How To Process it Successfully In Nigeria

Image
For any building structure you see, whether a bungalow, duplex, sky scraper or even the foundational stage of a building, the Certificate of Occupancy, popularly called the C of O is what signifies legally that you have interest on the land upon which that property is standing on.

It is a very important document in any land transaction and is issued by the Government to the buyer of the land. Certificate of Occupancy is what makes you a lawful interest holder in the land and it also describes the type of use the land can be put to; commercial, mixed development or residential.

For example, according to the Constitution of Nigeria and since 1978, all land in a state (especially the urban parts of the state) is to be held by the Governor in trust for the people of the state.

This is not to say that we still don’t have people who exercise rights of their own on landed properties. These are called “omo-oniles” in the popular palace. Usually, their holdings are outside the legal frame work a…

Top 10 Most Beautiful Campuses in Nigeria

Image
Compiling a list of the top 10 most beautiful campuses in Nigeria was never going to be an easy task considering the vast array of universities in the country, albeit we came up with a list anyways. Whether you agree with me on this or not will now be a question of how many people are on my side on this. That notwithstanding, that a University looks ancient in terms of the building inherent shouldn’t disqualify it from making this list, what should matter is if the architectural designs and structure of the buildings have remained intact over the years.
So, yes! you will see a quite a number of first generation universities on this list not because they necessarily have the finest buildings but because their architectural designs, landscapes and structures cannot be compared to what is obtainable in our new generation universities especially the private institutions.
There are over 90 universities in Nigeria consisting of Federal, State and Private institutions; You may wan…

News: Abuja airport to be closed for repairs from March 8

The Ministry of Transportation has made it known that the Nnamdi Azikiwe International Airport in Abuja will be closed on March 8, 2017 for repairs. The country’s capital’s airport’s runway is to be reactivated after closure. The closure will last for six weeks.

The announcement of the date, which was previously fixed for February 2017, was after a meeting between Minister of State (Aviation) Hadi Sirika and stakeholders in the sector.

The Nation reports that the Ministry spokesman James Odaudu said the meeting enabled the minister to brief the stakeholders on efforts being made to ensure that the use of Kaduna’s airport is “seamless and hitch-free”.

According to the plan, flights to the Abuja airport will be diverted to the Kaduna Airport, about 160kilonmetres to Abuja and passengers travelling to Abuja will travel in bus shuttles, guarded by security provided by the government, to the capital, The Nation reports.
